Witkoff Group Project Expected to Break Ground Soon in North Beach area of Miami Beach

A group of development partners led by Witkoff Group & Alex Blavatnick has moved full steam ahead on the Ocean Terrace Development, a luxury residential project located in the North Beach neighborhood of Miami Beach and intended to break ground later this year.  The project is located on Collins Avenue, between 74th and 75th streets on a 2.2 acre assemblage of land. The neighborhood is one of the last blue-collar holdouts, with numerous older low-rise buildings, Argentine bakeries and laid-back cafes.  In recent years it has seen significant investment from both the private sector and the City, including City-led rezonings and land use changes intended to transform the area with higher density and public amenities. This project was originally approved as part of a larger Development Agreement with the City back in 2021 and recently amended in 2025 to remove the requirement for hotel units. 

The project will rise to 235 feet and include 76 luxury residential/hotel-condo units in two separate structures.  The units will range from 1 bedroom to 4 bedrooms, with square footages ranging from 1,600 to nearly 4,000 square feet.  Amenities are expected to include a fitness center, two swimming pools, restaurant and library. Units in the first tower include oak flooring, marble and light wood, with long curved balconies.  As part of the original approval, a new $15 million, 5 acre park including walking trails, a covered pavilion, water features and additional retail/food was agreed to; designed by landscape architecture firm Raymond Jungles Inc., the grand opening was October 2025.
