Canadian-based developer Great Gulf recently announced the development of Mandarin Oriental Residences, a 97-unit luxury high rise development at 5400 N Flagler Drive, in West Palm Beach. The project will replace an existing older multifamily building in the City’s Pinewood Park neighborhood, approximately 3.5 miles north of the Downtown area and directly abutting an underutilized waterfront area in the City. The proposal is part of a wave of redevelopment in the North Flagler Drive Corridor, with several high-rises having been approved or under construction, including the Icon Marina at 24 stories, the Alba at 21 stories, and the Apogee with 21 stories.
The project was approved by the City Planning & Zoning Board in August 2025, and ultimately by the City Commission in October 2025. The project’s backers overcame significant public opposition and a staff recommendation of denial, citing a waiver for minimum building setback and incompatible building height. The redevelopment will include 97 residences rising to a total height of 380 feet (31 stories) inclusive of rooftop mechanical equipment, making it one of the tallest developments in the City.
Amenities include a pool and beach lounge area with open air cabanas, open spaces and pedestrian pathways, pickleball court and state of the art fitness center. 207 parking spaces are proposed in a two story parking podium. The unit mix will include two- to four-bedrooms, two multi-level townhomes and one penthouse. Each residence will be equipped with their own private elevator access and wraparound balcony facing the Intracoastal.
