Construction has begun on the second phase of Metropica, a transformative mixed-use development in Sunrise, Florida, located near Amerant Bank Arena. The project spans approximately 65 acres and represents one of the largest master-planned developments in Broward County.

The site already includes two completed residential towers totaling nearly 700 units. Phase 2 significantly expands the development, with plans for approximately 2,583 additional residential units, 650,000 square feet of office space, 485,000 square feet of commercial space, and 480 hotel rooms.

The master plan for Phase 2 was amended at the end of 2025, increasing the residential unit count by 620 units and doubling the number of hotel rooms. Initial construction will focus on approximately 900 rental apartments, a 150,000-square-foot retail component, and a hotel.

Metropica is located in western Broward County, an area historically characterized by suburban development patterns. However, the project sits adjacent to major regional attractions, including the 20,000-seat Amerant Bank Arena, home of the Florida Panthers, and Sawgrass Mills, one of the largest outlet shopping destinations in the United States, which draws tens of millions of visitors annually.

Amenities across the development are planned to include approximately 382,000 square feet of open space, including two central parks or plazas, pedestrian pathways, fitness facilities, rooftop pool decks, and recreational areas for residents. The project will also integrate retail and entertainment components as part of its mixed-use design.

Existing residential units within Metropica are priced starting at approximately $600,000, with rental units beginning around $3,600 per month.
